The landscape of buying and selling real estate is changing, and we are changing with it! We are committed to bringing you the same great service while maintaining safe and sanitary measures, so we have compiled a list of measures we are taking to ensure you make it to the closing table stress-free.
Thanks to technology, we can conduct our consults virtually using Zoom and other video conferencing technology. If you’ve never used these methods, we can teach you!! If you are the type of person that prefers in-person meetings, we can accommodate with appropriate safety measures.
Again, technology. We’ve been honing our skills using digital transaction management and e-signature tools, so remote paperwork completion including contracts and closing docs are a breeze. If you’re not familiar, we will walk you through it so you feel comfortable.
We utilize professional photography and virtual tours to optimize your marketing presence so Buyers have a good feel for your home before they event schedule a personalized tour. We limit this process to just the photographer and agent and will provide you with a guide beforehand to prepare the home to optimize our time there.
Virtual tours, and even virtual showings are becoming more common. We work with our Buyers and Sellers to determine their comfort level and work to get the most accurate depiction of the property should they feel safer not stepping foot inside. For in-person showings we recommend that Buyers only bring the “decision makers” and wear masks and gloves, and refrain from touching. We will also be careful not to linger longer than necessary to get a good picture of the property so you may make a decision.
Offers & Negotiations
We will complete and submit offers electronically and negotiate in the most timely manner possible. Although social distancing has us working in a different manner, the demand of real estate is high, so we need to be in close communication by all available means in order to negotiate the best deal to ensure a purchase contract.
Inspectors are also operating with safety in mind. If possible, inspectors will ask that only they and the listing agent be present for the inspection to allow for the safest environment possible while conducting their work. As has been a standard in their industry for some time, they will document what they see with pictures and present a full report to you electronically for review.
Depending on the location, property type, and the comfort level of the appraiser, there may be some changes to the appraisal visit. We will do our best to ensure that the appraiser receives all the necessary information to communicate the value of the property and provide a safe environment for their visit.
In some instances, the closing will need to be conducted in-person, but social distancing and safety measures will be put in place to ensure the health and well being of the participants. If possible, remote closings will take place, this is when your closing packet is mailed to you for your review and signature and mailed back to the closing company. As always, we work to make the process easy and stress free for all involved so the options are ever changing.
